Introduction

Welcome to VerMare. These Terms of Service ('Terms') govern your access to and use of the VerMare platform, including our website, applications, and services. By accessing or using VerMare, you agree to be bound by these Terms. If you do not agree to these Terms, please do not use our services.

Definitions

In these Terms, the following definitions apply:

• Platform: The VerMare website, applications, and all related services
• User: Any person who accesses or uses the Platform
• Property Owner: A User who lists and manages vacation rental properties on the Platform
• Guest: A person who books or stays at a property listed on the Platform
• Property: A vacation rental accommodation listed on the Platform
• Booking: A reservation made for a stay at a Property

Account Registration

To use certain features of the Platform, you must create an account. You agree to:

• Provide accurate, current, and complete information during registration
• Maintain the security and confidentiality of your account credentials
• Not create multiple accounts or share your account with others
• Be at least 18 years old to create an account

Services

VerMare provides a vacation rental management platform that includes:

• Booking management and direct booking website
• Automated guest communication tools
• Calendar synchronization with OTAs (Airbnb, Booking.com, etc.)
• Payment processing integration
• Legal compliance tools (guest registration, tax reporting)
• Smart home device integration

Property Owner Obligations

As a Property Owner, you agree to:

• Comply with all applicable local laws, regulations, and permit requirements for short-term rentals
• Provide accurate and up-to-date information about your property
• Ensure your property meets safety standards and is suitable for guests
• Maintain appropriate insurance coverage for your rental activity
• Report and pay all applicable taxes on your rental income

Fees and Payments

VerMare offers subscription-based pricing:

• Monthly or annual subscription fees as per your chosen plan
• Payment processing fees are handled by our payment partners (Montonio, Stripe)
• Optional add-on services may incur additional fees
• Subscription fees are billed in advance and are non-refundable except as specified

Cancellation and Refunds

Subscription cancellation terms:

• Free trial period: Cancel anytime without charge
• Monthly subscriptions: Cancel anytime, effective at the end of the current billing period
• Annual subscriptions: Cancel anytime, but no pro-rata refunds for unused months
• Upon cancellation, you may export your data within 30 days before account closure

Intellectual Property

The Platform and its contents are protected by intellectual property laws:

• VerMare owns all rights to the Platform, including software, design, and branding
• You retain ownership of content you upload (photos, descriptions, etc.) and grant us a license to use it for providing services
• You may not copy, modify, distribute, or reverse engineer any part of the Platform

Limitation of Liability

VerMare acts as a software platform provider and is not a party to agreements between Property Owners and Guests.

Termination

Either party may terminate this agreement:

• You may terminate by canceling your subscription and closing your account
• We may suspend or terminate accounts that violate these Terms or for non-payment
• Upon termination, your access to the Platform will be revoked and data retention policies will apply

Governing Law

These Terms are governed by the laws of the Republic of Estonia and the European Union. Any disputes shall be resolved in accordance with Estonian law.

Changes to These Terms
